+ Initial details of the property are uploaded immediately to our interactive web site.

+ Details are circulated to prospective tenants, identified from our extensive mailing list
– by text, e-mail, telephone or post as they prefer.

+ Brochures are displayed in our office.

+ The full brochure (text,
photographs and room sizes)
is uploaded to our web site and
the Property News web site.

+ Communication is tailored to
each client’s preference – be
telephone, be e-mail or by
personal PIN access to our
internal system.

+ All viewers are accompanied
by a member of staff, even
outside normal business hours
and feedback given.

+ We carry out a full credit reference on all interested parties, including those
from overseas.  Succesful applicants
will then be asked to sign a lease and pay a deposit.

+ When accepted, with a guarantor if required, we will take meter readings, prepare an inventory and check the tenant into the property personally.

+ One month’s rent will be taken in advance and a standing order set up
for subsequent payments.

+ Confirmation will be sought at the end of the first month that financial
arrangements are satisfactorily in place.

+ Prior to the end of the agreed term, we will ascertain the wishes of both
parties and renegotiate a further lease or serve notice to quit and commence
remarketing if required.

+ Property and inventory will be inspected as the tenant leaves and the
Landlord informed of our views.
